Year End Analysis:  At the end of the year there were numerous expired listings in the West LA area. Sellers who were “testing the waters” with higher than advisable listing prices found that buyers were not biting.  See above for the disparity in the Original Listing Price and the Final Sales price for some properties.  The actual sale price is the more accurate reflection of a homes’ value to buyers at this time. Sellers who priced appropriately and aggressively, sold their houses the fastest.  If you are thinking about putting your home on the market, it’s very important to price your home correctly.
